As he scales up his investment portfolio, Maksym Krippa, the owner of Kyiv’s Parus and Ukraine hotels, is opening up a new area of business: residential construction. His new move – a partnership with the DIM development group – marks the beginning of cooperation in an industry that has been showing dynamic growth in recent years.
According to the press service of the developer Dim-Bud, the parties have already finalized the agreement and agreed on the priority areas of joint activities. The new partnership allows the investor not only to consolidate its position in the real estate sector, but also to go beyond the commercial and hotel segments where it has traditionally been active.
Over the past two years, entrepreneur Maksym Krippa has been consistently developing his commercial real estate assets, becoming a prominent player in the market. Today’s merger with DIM opens the door for him to residential projects, which involves both participation in the completion of existing projects and the launch of new initiatives. According to Oleksandr Nasikovsky, founder and managing partner of DIM, the pooling of resources and vision of both parties will drive qualitative transformations in the development sector.
Among the first initiatives in which Maksym Krippa will participate is The One residential project, located in close proximity to one of the central properties in his portfolio, the Parus business center. The distance between the objects is only 400 meters, which allows us to talk about a holistic approach to the formation of urban space in this area of the capital.
“This is not just a partnership – I am a part of DIM as a co-owner, which implies deep involvement in the development of the company and its strategic directions,” emphasizes Maksym Krippa, commenting on the deal.
DIM chooses a partner: why Maksym Krippa became a co-owner of the company
Since 2022, the residential real estate market in Ukraine has experienced a serious downturn, which has significantly affected sales. According to Oleksandr Nasikovsky, DIM faced the need to raise additional capital to stabilize processes, resume construction, and launch new projects.
“Together with my brother Andriy, we clearly understood that for further development we needed a strategic partner – a person with practical experience who is deeply versed in the realities of the real estate market,” Nasikovsky said.
In turn, Maksym Krippa expressed interest in working with the professional developer’s team, he added.
As Krippa himself explains, the agreement provides for multi-level cooperation. The partners plan to focus not only on the completion of already launched projects and their commissioning, but also on the creation of new residential initiatives as part of a long-term strategy.
Although the commercial and residential real estate markets have significant differences in both development approaches and client interaction models, Maksym Krippa’s experience in managing large commercial real estate projects can be an important advantage for new residential projects.
Involving such a partner in DIM Group’s development projects opens up new opportunities. On the one hand, residential real estate requires special attention to the social context, level of service, and quality of life of future residents. On the other hand, experience in the commercial sector allows us to better predict risks, manage resources more efficiently, and implement proven management models.
